Considering new home construction and finding yourself a bit confused? Keep reading to explore the different types of new home construction.

Custom Home

  • You purchase the land

An on-market, or off-market transaction. You select the land, explore feasibility (can I even build a home here), get into a contract with the listing broker, and purchase the land. You now own land that can be built on.

  • You make all decisions from start to finish

You are in charge of all decisions from city permitting, to insulation to light switches. It is important to keep to a timeline to avoid additional charges and incurred expenses for delays in the sequence of construction.

  • Your home is built exactly to your specifications

Since you are in charge of the entire project and process, the home will be built to your exact requests. This does not always result in your dream home, but the selections that you chose.

Spec Home

  • The home is finished

When you visit the lot, the home is built, complete, and has passed all inspections.

  • The home is staged

The home has been furnished with staging furniture to better understand the scale and style of each room. Staging furniture can be purchased as well.

  • You purchase and move in

Once the home is officially closed, it is yours! You now own a beautiful new home!

Presale Home

  • The home is under construction

When you explore this home, it is not yet finished and not all selections have been made.

  • You make decisions on non-structural elements

Depending on which stage of construction the home is in, you will have the opportunity to select non-structural design elements of the home.

  • The home is completed to your style

When the home is finished, it has been personalized by you and is one of a kind!

As you can see, there are three different options for new home construction. With a spec home, you have little control of the structure and finishes of the home, but you can be in a beautiful new home in just weeks. With a presale home, you have little control over any structural elements but can choose your finishes. And many presale homes will be ready for you in a few short weeks or months, depending on the construction stage. And with a fully custom home, you are in control of all structural and interior finishing decisions. However, with more control comes a lot more time and work from you.
